Very Qualified but new Property Manager

Leaving my old property manager transitioning to a new one.

I have a great relationship with my Realtor(technically broker in Illinois). We add value both ways, our kids hang out, good communication etc.

He has always wanted to do property management. Managing broker finally allowed it. He is great at communication/people/relationships. Super-ethical,great rolodex of reasonable/good tradespeople.

What are your suggestions as we build this property management business/relationship together?

Settle in for many days with long hours.  The breaking point in being able to hire assistance is right around 150 units.  Once you get there you will wonder how you did it, it's worth it.  

Call back everyone every time.  The biggest issue in the PM field is non-responsiveness.  If you look up the PM companies in your area and read their reviews you will see that the biggest complaint is they cannot reach anyone or get anyone to call/email them back.  If you are knowledgeable and can return the large amount of phone calls you receive, your clients will stay and will tell their friends about you.
