I've spoken with finacial mentors recently, secured a few potential investors, and I feel a wave pushing me forward but I'm obsessed with doing my homework.

IMHO get with a local mentor as in intern the summer you graduate.

Stay humble, listen more than you talk, find a mentor, and hustle.

Although note investing is under the real estate umbrella, it’s a concept that I have found is difficult for most to understand.As for the items you mentioned earlier, I believe it comes down to simply having a mentor/coach show you the way and then it becomes a repeatable process.

RI has a great community of investors/mentors to network with. 

My ONLY venture into MF reminded me of junior high school, but with adults, and way worse.  

If there is a meeting where a junior staff member would not have the knowledge to run it alone Rick was also on the line.
