That will depend upon the condition of the properties you buy, and your tolerance for risk.

Don't start anymore work, as you don't want the place to look life you've just renovated it.  

If they make your life miserable and you want them gone...good luck.Yes it gives the tenant more "freedom" to leave.....but it also makes them "fear" that if they mess with you, then you get to kick them out very quickly.
