New lender will need to document some net tangible benefit to your rate/term refinance... so your parents can charge you 1% interest only for example and hook you up, but throw a 36 month balloon payment on it (or some other dire consequence if it's not paid off by some point in time) so your new lender can check that box.

Not a fan of the inspections being essentially unmodifiable once created, but did provide me a better way of walking through the property with my contractors and capturing a point in time repair list.

I brought along my real estate investing partner @Benjamin Hauser and the three of us met for coffee.After we met, we decided to do this regularly and John even had the idea to create a meetup group.We thought maybe we'd find another investor or two out here in Korea, so we were pleasantly surprised when 12 people signed up for the next meetup.

Additionally, trying to use cap rate to help aid in the estimation is fruitless since I will run into the same problem trying to estimate what the cap rate would be at that point in time.
