@Shavar GoldenI would say you should go to some local REI group meet ups and investor networking events, from there you will find likeminded people and can start to mix and talk with them.

Most of the time, professionals are well worth the cost.If you go to networking events in your area you'll probably be able to get a referral for a closing attorney pretty easily.Honestly - get comfortable asking 'dumb' questions.

If he wants to be more of a lender than an equity partner maybe give him a 15% interest rate, 5% is paid annually and the remaining 10% gets paid out at a sale/capital event or after a certain amount of time (3 years).
