He is very knowledgeable on many things that most creative real estate investors need (Like Sub-2) whereas many RE attorneys are don't understand what we do and our unwilling to learn things that were not directly taught in law school or just say they are illegal when they don't know something.

I actually incorporated after the 2nd tenant of mine did threaten to sue me over something right after we signed the lease; within nano seconds, or so it seemed, ordered me off the property, (my first lawyer did very well kicking this tenants butt out due to my string of protective clauses).

Had it just been the one property then I was going the F/F route because of %rates and the fact that I only have 2 outstanding mortgages.Low and behold, fate now throws a curve ball (not sure why I felt the need to do a sports metaphor), and now I'm having to learn about creative financing, legally of course.And @Michael Worleythis is yet another piece to this puzzle.

It could be tricky though fielding calls from yellow letters, speaking to someone as though we "pay cash and can close quickly" and then deciding that I want to buy it outright and use bank financing.Does anyone have any suggestions or insight on either using bank financing or other creative methods to purchase a primary residence at a wholesale price?
