I am not establishing a mexican corporation to own it.wondering if it matters from a registration/tax implication which state I establish the LLC in since all the income/business will occur in mexico?  

@Sierra Johnson - I don’t disagree that the market is hot and a recession is most likely to occur, however personally I’m not smart enough to time the market.

After you've made the list, prioritize based on which is most likely to occur first, then start educating yourself and developing a plan on how to deal with it.

Most of the time, out of state investors end up getting burned by buying a cheap 2-4 unit in a D area as there are so many variables that occur on those areas that lead to your cash flow getting eaten up.

*The property Manager sent an email in response to the landlord's inquiry as to the $200 refund, he got this:   ‘Hello *******, you have been dropped as an owner, no action is occurring as we no longer manage the property'.

A recession will occur in the next 12-24 months, and prices will become more "affordable". 

A lot of landlords are advised to put their properties in the name of an LLC for asset protection.While this is basically true, the reality isn’t what most landlords think.If a legal issue occurs with your property resulting in a lawsuit, there’s a decent chance the plaintiff’s attorney will be successful in “piercing the corporate veil” of your LLC and being able to sue you directly.

Davidson, Hamilton and Shelby County reappraised last year so the next reappraisal will not occur until 2025.
