Especially factoring in my return on time, I'm more motivated right now to sit on the sidelines, to be honest.I'm wondering if a fundamental difference in your options are getting into the volume you're doing as a broker (vs what we're doing). 

While many middle-men were vaporized by that internet phenomenon; travel brokers, traders, insurance, etc., Realtors® and mortgage brokers have gone unscathed thus far.

Get your license and open a lot more door than trying to broker without a license. 

These brokers were all in the 100+ multifamily investment space and I found it interesting that every single broker asked us this question:"How are you capitalized?"

I’ve noticed the larger deals are from brokers and the smaller deals are listed by agents.  

Call brokers to find properties.

@Daniel G Blais There are a lot of brokers who specialize in selling lots and could likely give you good insight on comps in the area.

@Bentley Cox I don't have loans I'm not in a lot of debt I've been educating myself in real estate investment I'm studying right now to get my broker's license I've been educating myself in real estate for almost a year now I just got a new job that's going to pay me more money in the long run it's an all year work around I'm just eager to get started so I do understand why you want to get started cuz I'm in the same boat as you my name is Aaron
