I believe in a lease option the tenant buyer is now responsible for all repairs and maintenance of the property because they have the understanding that they are going to be buying it at a certain point in the future.

However, when I'm reviewing larger properties financials many of them do not include PM or future Cap Ex savings/expenses (saving money back for a rainy day or new roof, or boiler etc...).
