@Logan Freeman, the square foot values  when you are done seem about right to me.

I have clients that love daybreak and others that wouldn’t touch it with a 10 foot pole.

From everyone I have talked to, it looks like bringing great land deals to builders is going to be the best foot in the door.

Even without my doing that, I still want to really get off on the right foot.

Today the electric company was there and he was raking leaves 10 foot away from the guys truck in 30 degree weather. 

I'm sure you've seen, it's got some nice eye-candy and gives a good 1000 foot view, but I've found that I have too many "exceptions" to my holdings for it to work for me, at least right now.

Many of our clients have portfolios that include both types of investment, starting with turnkey and moving into BRRRR once they have a firm footing.

So do I, this is the house we live in 7 months of the year https://www.airbnb.com/rooms/20171285  It was built to be a winery, is 8000 SF when we are finished and  its on 15 acres, with vineyards on 3 sides,  the "basement" is not yet finished, has 12 foot ceilings and was going to be the production room and is going to be my office, it is 2200 sf...the basement...with those same views....the other 5 months we live at the coast in a cottage 3 blocks from the beach....and we MAKE money each year...we rent the home out during high season, have a 2nd set of basically everything (furniture, linens, dishes etc) we store in the garage..hire movers to swap everything out. 

I want to get started on the right foot. ...
