@Peter Tverdov I am very value oriented, but I remember early in my career fighting for $1000 and loosing that one and a few others for what was really insignificant money in the scheme of things.

And yes, I am assure the Airbnb apologists will immediately jump in and simply say that this means many of us are not managing our rentals properly, however this perspective ignores the fact that in some markets we are fighting for occupancy rates that often fall well below 50%: putting much higher pressure on each individual review than one would have at 80-90% occupancy in other more active short term rental markets and creating the real possibility that even the most successful rentals within a particular region will dip below 4.9 on rating across slower parts of the year.

I am only guessing to what the issue is, but my hunch is because this market went from 3-4% growth and being a very linear market that was mostly for cash-flow investors to all of a sudden a HUGE rush of investors and hedge funds fighting for inventory and willing to pay over market value.

I've seen 1/2 baths counted as full...wrong sizes, wrong bedrooms, etc.Then ask for their comps.....investigate those....make sure they are good comps.A couple of years ago I got $40,000 or so off a $100,000 property because the appraisal district was ridiculous.They were using brick homes with garages vs my home that had no garage and was siding.They also had 3-4 year old pictures that were beautiful and I had mine that showed not so nice.I also chastised them for using a google street view image, when they had not purchased commercial use license.Appraisal district was furious, but I think they don't fight fair....so I took up the challenge.I felt like review board was fair and maybe embarrassed by the tactics of the appraisal district rep.

You should also check to see if Fair Housing even applies to you because many small Landlords do not have to abide by it.It's an uphill battle, usually not worth fighting.
