@Joel Owens  That was an excellent real life example of a commission break-down for a typical realtor. 

My family has been using her for RE transactions for 30 years in Bergen county, she's excellent and very investor friendly.

I added them to an excel doc, got the owners address of the county tax records and mailed out 45 handwritten letters on my first mailing, 65 handwritten letters on my second mailing and nearly 100 handwritten letters on my 3rd mailing.

I'm trying to fine tune this routine and try to narrow down what I feel i want to excel at..
