A far more likely scenario is that it's hung up in some lender's foreclosure backlog (or some court's probate proceedings) and will eventually hit the market as an REO or probate listing. 

Instead it is listed as personal property and may have an owner completely different than the owner of the land.

So, in a lease/agreement you would list that renters must have renters insurance, but it's really up to their discretion to actually get it?

Being upfront, honestly, and clear communication is definitely at the top of the list.

I liked it for a quick estimate, but I prefer using current listings, that way I can see the condition of the rental compared to mine. 

@Michael Nyszczot I'm using direct mail campaigns, small niche mailing lists, craigslist ads, facebook ads, bandit signs, and occasionally driving for dollars.

There are many other properties on the market, but right now, the market is very strong from what I have been seeing and the properties on the market right now are listed at retail value and still need work.
