@Shandi Keller my suggestion is always, to use the search feature to locate people in your zip code.

Look at your competition; what condition or features do those units have? 

So if you work 2080 hours for W2, you have to work 2081 in real estate in order to make the designation.

Are leases in a 2.5, and 5.0 square mile radius 10, or 20 percent higher for the same basic features?  

Thereby losing part of your income during that time period.Each strategy by themselves are great for meeting their designed goals.
