At a minimum you'll need a fully executed Deed of Trust, complete with the legal description to the property (obtain from current or prior deed).

When the cops asked for a description, I replied "white fruit of the loom t-shirts with mild armpit stains..."

Based upon your description, however, you still "owe" $95K on a $190K property - so you DO technically have equity (I guess)??

Yeah, I was assuming folks are reading the description which clearly states that move in would be at the end of August but I need to do a better job prescreening.So, I went ahead and asked my tenant if it was okay on occasion to enter without them being home in order to give tours and as I suspected, he hesitated and said he'd have to speak with his wife.
