Rental Market in Carrollton, TX

We have a potential deal in front of us for a single family home (3 bed, 2 bath) in Carrollton, Texas and are looking for any insight on the rental market in this area. Based on availability on Zillow and Craigslist, it seems a similar 2 bed, 3 bath, updated detached is offered at $2,300 - $2,700/mo. Any tips for pricing/reducing time on market?

 Great pictures and great description will help.

Put it on zillow, if you don't get a bunch of qualified applicants in a week also put it on FB marketplace. 

I try and have an open house within a week of starting the ad. Then I funnel everyone to to that day and time. 

If someone says that have a credit score of 700 or better then I will give them a private showing ASAP.

Ask people if they know what their credit score is when they inquire about the property. This helps pre-screen people.
