My goal is to get my first property no later than end of Q1 2018.For my immediate next steps I am 1) starting to write out clear goals on what I want to achieve and break it down into smaller steps.  2) I will be joining the Richmond REIA starting in January (December meeting is Christmas party and I'll be away). 3) Continued meetings with people in my current network that are involved in Real Estate Investing - Found out about a few by chance and have reached out.

Here are the details.Duplex Im selling is owned in entity "A LLC" which is a 2 member LLC and I'm a 50% member, other member is my dad.Ive been approved for a construction loan based on the financials of entity "A LLC" - however I could also get the construction loan in my name only, or another single member LLC that I am sole member of or Entity "B LLC" which I'm a 50% member of or when I close it down can transfer ownership to me solely.The land is owned free and clear - land is owned under entity "A LLC" and is also owned half by John Smith (friend of mine...John Smith who coincidentally wants out)How do I do this...I've been reading up on related entity exchanges but as I type this out am wondering if I couldnt complete this since the lot is owned by entity "A LLC" which is also selling the existing duplex.Disclaimer for any that answer - I understand you are giving advice and I am to complete my own due diligence and consult my own professionals.Thanks!!!!

Hi my bp family .I'm getting ready to start in the real estate world ,I'm going to lay out my plans with you guys an hopefully get some positive feedback .i own a home that's free an clear an getting ready to finish my basement an have it rent out with plans in pulling out a equity or heloc an have the proceeds from the basement unit to cover the expenses which I plan then too invest a portion from the equity on a multi family also I forgot to mention the basement unit will be legit as far as the plan goes I plan to rinse an repeat this method any suggestions,or am I  missing something your thoughts will be gladly appreciated

Make sure it isn't in a flood plain or flood way.Do your research to make sure there is value to and end buyer.Also do a title search before you buy it to make sure there are no issues that you can't easily clear up.
