The sink cabinet will need to stay, since it's under the window.

I've had hundreds of these inherited tenants, no checklist, lucky to have a valid lease, last landlord was questionable with repairs, and the deposit stuffed into the HUD.

In one house, they have dog poops piling up in the backyard like they're trying to run a compose factory, broke cabinet doors even though they only moved in last November, and both properties are fill with trash and junk everywhere.

I do hundreds of these a year. 

I did the painting, replaced the roof, hung the drywall, replaced the kitchen cabinets, layed new tile in all 3 bathrooms, put wood engineered flooring in house and replaced the water heater myself.

I'm talking about Landlords who think just because they only have one property or two, don't need to have a software that will give them the data that they so desperately need.How many times have you tried to find something in your file cabinet that you needed right away, because you are on a phone call regarding a matter, and you just can't seem to find the physical document?

@Kyle Sorrels in my experience talk to realtors and other investors in this area, it counts as another bedroom as long as it has a window and a closet/cabinet that you added yourself.

They seemed very confident when they pre-approved me 4 times... now they wait until after I spend over $2200 to tell me that I can't get a loan over a HUNDRED dollars.
