The economist in me says you are burning 4 years of earning potential plus burning the other costs that aren't covered in the full ride like room and board.

I was burned buying SFH in phoenix back in 2009, well, "burned" meaning no return for the 10 years holding the SFH...So I have always wanted to try Phoenix again, but with a diff strategy...I have been eyeing B/C class MFH in Phoenix...

Addressing the problems is like trying to put out small individual fires in a forest that is burning.

You can make it if you're willing to invest the time, MONEY, and energy.

I want to be able to fire off cash offers, and, since most sellers won't accept brokerage investment account statements as proof of funds (and because I've gotten burned using stock to buy a house with cash before!)

I'm my case, the small 10 x 12 adu would have needed drilled piers for footings, and need shear and roof upgrades, and even if I did all that, it wouldn't pass the title 24 energy requirements.  

We ended up burning all her mail (the post office kept delivering it, despite our efforts) and the odd events stopped.
