How are Phoenix B/C class MFH doing in this pandemic?

I was burned buying SFH in phoenix back in 2009, well, "burned" meaning no return for the 10 years holding the SFH...So I have always wanted to try Phoenix again, but with a diff strategy...

I have been eyeing B/C class MFH in Phoenix... 

Does anyone know the vacancy/rent collection situation in that segment of the market? Thank you
