As the other posters have said if a bird dog brings me a lead, if it isn't a qualified lead it is worthless.

It's complicated and has some serious difficulties but if you are thriving in the military and not a "bird" then you'll be able to apply the lessons learned there to the civilian world and landlording without a problem.

You need to ensure that you have reserve funds so that if something does happen (and even repairs do happen), you will not go into foreclosure chasing good money after bad.If you are underwater on the property, have you considered a short sale?
