If you are looking for properties in b & c neighborhoods, then you are going to want to look mainly outside the 270 belt.

For now just going to focus on what's in front of me and getting the first one under the belt, which has proven more difficult than I originally expected.

I'm just starting (2 props under the belt), so my mind is pretty green and open to new ideas.

How is Self storage industry in your country.I am interested in Self Storage, but i am thinking of buying existing one before build new to have some experience under my belt.

If you have a proven track record with many deals under your belt you may find someone who is willing to invest with you so they can make a profit and gain experience for themselves but otherwise they don't have much of a reason to invest in you....Call @Andrew Mickelson, he works at a HML and can walk you through the norms. 

Your $300K could lend up affording you 25% down on a quad or (of you run off to the rust belt) a down payment on a larger set of apartments.
