One of my bigger concerns is that it is on well and septic -- my concern is more that I've never dealt with that before -- but the owner said he installed a brand new septic system last year at considerable cost -- and, of course, I'd have both systems inspected as a condition of sale.

Until just before lease signing I had not thought about this with water being in my name, but water will be in the tenant's name going forward, so do I need to be concerned about continuing to water the grass using tenant paid water?

When I did so, she told me I was supposed to have scheduled the walk-through and when I told her I didn't have time that day to do so, she told me it wasn't required, I could just leave the keys (and parking passes and laundry card) and a forwarding address to send me the security deposit refund.

So there is that concern, I don’t know when homes in my area were required to be build with 3 wire common ground electrical, and then there’s the plumbing of course, I don’t know when iron was no longer allowed either.

I would be concerned that they would not pay the rent on time.However, if they do not have a credit score then it likely means they are able to pay cash for their expenses and do not have any debts.
