So the landlord let him stay for 4 months without paying, he then moved out without damaging anything.

We got lucky and stayed dry.

When seeking funding I was instructed to stay away from anyone requesting upfront fees for processing and or origination fees.

When we are not in the van, we have been staying at either of our parents houses. 

That being said, Id stay far away from Vegas if you're looking for a cash flowing investment property..  

When you start you should "stay in your own backyard" so it is easier to get to.
