It is an older property and in my opinion not a great area...I dont know if parents of students would feel great about having their kids live there...I certainly did not like it much for my daughter...and I know that the landlord had a hard time renting out the 4th bedroom for the price she wanted, it was empty for several months( that is why she finally allowed 2 girls to split the room ) As always in Real Estate, location , location , location...We felt it was time for her to find a new place....she is now renting at the Vue at Cornerstone, completely furnished with her own bathroom for 510.00 per month plus utilities(40.00) at the other place she was paying $100 for utilities so she is now in a much better place for about the same amount. 

I am willing to do a 50/50 split on all profits, properties can be put into your name.

Is there no way to have them pay for water and have them split the bill themselves.

Hey everyone, sort of an oddball question here: So being a new investor and trying to find a good deal that i can house-hack, I recently came across a property that can easily be split into two separate 2 bed/ 1 bath units.

Assuming we split profits evenly, we’ll pay a $25k consulting fee to ABC Consulting and $25k to XYZ Consulting.

But, let's say you and Company B structured the deal to where you would split the "fee", and your company would pay the Company B "OUTSIDE OF CLOSING" (this is the key factor in this hypo).  

Chances are they will split up in less than a year and you will be left with non payment of rent and a vacancy.If you cave out of desperation do not put them on anything other than a M2M lease.
