Ideas for how to utilize unnecessary land in potential deal

Hey everyone, sort of an oddball question here: So being a new investor and trying to find a good deal that i can house-hack, I recently came across a property that can easily be split into two separate 2 bed/ 1 bath units. Only issue is that the property comes with 6+ acres of land that really isn't going to serve any purpose other than costing a ton in taxes. Just to help give an idea of what I would be working with the plot is mostly rectangular and the house is basically right in the center (go figure). It is only bordered by another residential property on one side, and the far end is adjacent to land that is owned by what appears to be a sand and gravel company. Just wondering if anyone has any ideas on what to do with this land to make this deal more appealing.
