Account Closed My reply to Jack is Simply :) In my 10 years in business and Real Estate I can tell you and everyone else that there are good attorneys and bad ones, good chiropractors and bad ones, good financial advisors and bad ones, and finally on this very small list: good Realtors and Bad ones :) (if you think all Realtors are out there looking out for their commission and not your best interest, then it is simple, you are right!) 

Hello all,I have finally gains possession of a rental property of squatters that needed to be evicted.

If the project is complete, please include final costs compared to the quote.

Therefore, instead of making plans to buy land and build, I'm looking to finally start investing in real estate after 1 year of sitting on the sidelines!

After a few years of considering REI, I finally decided to get in.

Retail center is depending on size. 3 million retail centers in good locations 6 to 7 cap rates but they are semi-passive and not completely passive like investment grade single tenant.

I am thinking we as landlords can do the following but I am not even sure if that is enough to get landlords off the hook if a gas explosion does happen:- hire a licensed plumber to inspect for gas leak and gas pressure on an annual basis-install a gas leak detector or alarm in the rental unit-spell out in lease agreement that tenant is prohibited from removing the gas leak detector and tenant must notify landlord immediately if at any point the detector stops working-do semi annual walk through inspection of the rental unit to make sure the gas leak alarm stays installed and is working properly and that the gas stove is working properly.Is there anything else we as landlords can do to minimize our exposure to being sued in the event of a gas explosion in the rental unit ?????
