Although, you have to look at things like; what are the interiors like, how upgraded/updated is the kitchen, what condition is the house in (siding, landscape, paint, etc.)  

The property needs updating (kitchen & baths), a new roof, HVAC, painting, refinish floors and re-do the basement.

That scroll work over the kitchen sink is probably on a single board that can easily be removed and totally take that 70s-80s element out of the kitchen cabinets. 

After a walk through already, the only thing needed is flooring, paint and kitchen cabinets.

@Kris Haskins  those of us in Real Estate that deal in distressed assets this is par for the course... and for everyday folks that end up in this situation they may not have been rich but they lost the same things.. what money they had the wife the family etc.I have sat with many at their kitchen tables. ( when i did foreclsoure rescue last minute) in Oregon and Washington and Ca.  

The 3rd floor space currently has a bathroom, half kitchen (no cooking facilities), a small LR, walkin-closet, and 1 bedroom.  

Invite all the agents from your office, all the agents you know and have dealt with previously, and all the brokers that showed the property initially.As for the smell, a fresh coat of paint and a thorough cleaning of any rugs/carpets plus the kitchen area will help.

I have to replace the carpet in the living area which is continuous with the kitchen vinyl.

I'm just guessing, but to get to that amount, we're probably talking about a horrible looking kitchen and bath, maybe a bad roof that needs new shingles, smelly stained carpet, and dirty walls with holes in the drywall.
