It looks like I have everything to lose in this adventure.Therefore I have done some prophase research in targeted markets, I have contacted several people in some markets, inspector, realtor, property manager, RE attorney...But so far I haven't found a way to make professionals become trustworthy people for my success. 

But I can finance it, get my inspector in the house, and get a 16% coc return.  

I feel happy finding properties and getting them checked over by my contractor and then home inspector to confirm everything.We have a great property manager and I do feel a good system now in place to keep growing.If you want any advise this is the best place.

The Inspector said I would need to have a structural engineer do a report on it, to make sure it is still sound or do the needed remediation.  

A home inspector may also be able to help you. :)

I am wondering if there are any commercial brokers out there who routinely use a company/inspector to provide ADA compliance reports for their buyers/sellers...more specifically, in Arizona. 

City Inspector walking by and seeing chipped paint outside can ruin your year.

I beleive that the inspector should have caught this issue and should be liable for my repair costs.

The same things you will be looking for in this house may be the same things your future retail buyer and their home inspector may be looking for and what you may not uncover, they may uncover.

Second, the list generated by the inspector is not a to do list.
