be mindful in a C- / D neighborhood, that fancy gadgets and gizmos may draw the attention of the neighborhood miscreants because they know when a board-up is being worked on that new items are being added inside...sounds like a great security system is needed and make a friend with a nosey neighbor, leave your card with contact info on it to keep you in the know of potential shady goings-on with the property.  

The problem is that 50% of the walls in the house are covered with particle board (like the stuff in the pic, I found that on google; not from the house) and painted over with glossy paint. 

The biggest wholesalers in our market no longer provide rehab estimates at all.But more importantly a wholesaler is providing a value added service and needs to have some knowledge of what their clients are looking for. 

@Chris Mason - I feel like I have seen way more ads / junk mail for "free money" which is why I am starting to get concerned. 

I would also keep maintenance issues in mind, so try avoid adding stuff that will be a late night fix.

Also adding the LLC as additional insured is not effective, as the policy reads that the additional insured is only covered for the acts of the “named insured.”

I only really focus on SFR at this time and I’m just trying to grow my portfolio but to respond to the OP an overall crash of everything in the real estate world just isn’t adding up to me and most other experienced investors at this time.

They were expanding and adding a new location, so they essentially crowdfunded for at least part of the cost to build and for equipment.
