Cashflow is the goal for me until I'm 100% financially free meaning my current lifestyle can be sustained, I'm close.

If I’m looking to retire on my rental income, should I try to pay off properties ASAP and live off of cash flow or not worry about paying them off and just cash out refi every 5-7yrs and live off of that(assuming the rents can sustain the mortgage and expenses) 

I don't know if there is enough business there since it is a small population to sustain an ongoing flip business. 

I am sure their values are back up to 350 to 450k today but  those investors who owned many of these and of course max leverage just could not sustain the negative cash flow.. 

I used acebale for my courses, the monthly fees are substantial to sustain your license. 

I met personally cleaners, the granite supplier and installer, the furniture retailer and supplier, the flooring stores and sales staff, and hot tub suppliers and technicians.

I verbally tell them not to put indoor furniture outside on the porch or I will get a ticket. 

In the past me and my wife have flipped furniture.

@Jonathan Shnoravorian Less, every time provided the property is self sustaining, ie cash flows.

My property manager believes I can get an additional $300 a month leaving all the furniture in my current home in SC.
