Not even sure if this exists but I'm wondering if anyone knows of a pre-formated excel spreadsheet or web based modeling software that can take data such as property, amount financed, interest rate, loan term, etc. and will automatically keep track of loan balances, equity gained, and cash flows on a regular basis. 

BTW the Denver Investment Real Estate website is wonderful - super informative, to the point and easy on the eyes, kudos to your web developer. 

Currently, I am using all the web apps out there to look at homes in my area and networking with local investors.

If investment income is important, look at Dividend Aristocrat stocks that pay healthy dividends consistently every year (DA stocks have paid consistent increasing dividends for 25+ years).

Maybe pick a day out of the month to do it and hit em all. 

Now if I come there and they are still there late in the day sure toss em one to build a good rapport. 

I have been receiving emails about new forum posts, but when i click on the link it (in my iPhone mail app) it opens up a Safari web browser, and it always asks me to log in.  

IE the no money wholesaler is out of the game since it takes 2,500. to bid.. then you probably also had to put up 2 to 5k in EM which you will lose is you don't close..

It's very easy to connect web calendars and color code them by platform.
