Underwriters are always asking if owner occupancy makes sense, and almost always the investor is trying to claim that they are going to move out of a 15 minute commute 4 bed 3 bath, and into a 90 minute commute for a 3/1.5.

It's been my plan for a while but my wife is now coming around to the idea....As I've done my research I can see that we should be eligible to build a detached unit which puts us at the 1200 sq ft limit in either single or double story (ours would need to be double as I want to get 2 beds and 1.5 bath min).During my research I came across this resource Hasauble https://www.hausable.com and I wanted to see if anyone here had used them & if so to what stage in the process?

@Shane Ward In a relatively expensive rental market it is rare to have any one person qualify income wise for a 2 or 3 bed on their own.

Rents are currently 1 bed / 1 bath unit for - 1200, 3 bed / 1.5 bath for - 1700 and 3 bed / bath for - 1800.I offered, No money down, Interest only payments at 3.5% for 3 years. 5 year balloon option to buy.He says he currently will not able to do owner financing, but I think if it’s enough in his favor he will!
