Trying to convince landlord to Owner Finance to me

Hello!

I am currently living in a rental property that is for sale and would like to try to convince the owner into owner financing. I’m trying to think of creative ways that would make him go for it.

Property is a 3 unit asking at 750,000. Rents are currently 1 bed / 1 bath unit for - 1200, 3 bed / 1.5 bath for - 1700 and 3 bed / bath for - 1800.

I offered, No money down, Interest only payments at 3.5% for 3 years. 5 year balloon option to buy.

He says he currently will not able to do owner financing, but I think if it’s enough in his favor he will!

Im not trying to make money on this! I’m trying to house hack in a way where I, myself do t have to pay rent. It’s my only goal here. And I currently don’t have money to put down. I could possibly get some together as last ditch effort.
