Okay, I need to learn more about this because as a Canadian (and American, I have dual citizenship now), I have been wanting to get more of my Canadian contacts involved and their biggest source of investment funds are their retirement accounts.  

We noticed some possible red flags with foundation and yard grading. 

They are in their 80s and just want to be done after closing, which I can appreciate, but at the same time its a red flag and won't negoatiate.

Here in Nevada we do have to disclose that we are under contract with the end buyer and we are going to sell they're property for a profit but that normally doesn't raise any flags from the seller.

Not sure why so many Americans live a life of work, work, work and forget what it is all about. 

For investors w/ multiple properties we place them with American Modern.

Too many red flags incl age of home and interiors needing work plus large rehab cost. 

You can always say that you are considering making an offer on the property so that you don't raise flags for them to mail you a fine.
