Building code violations

Hi guys,

I'm looking to buy a 9 unit and wondered do you guys let building violations stop you from purchasing a building?  I know the city is strapped for money, do they come after you for past violations even if you rehab the building?  What's been everyone's experience, does it even matter that the building has violations if you are planning to rehab it?  I've left some examples of violations below.  Thanks for your help!

Failed to maintain interior walls and ceilings free from holes or cracks. (13-19-540(c))1st flr.Bathroom wall and ceiling; unfinish repair work.  1st flr.Bedroom ceiling; buckling.
PL162017Keep plumbing clean and sanitary. (13-196-620 B, 13-196-630 B), (18-29-402.1), (18-29-402.1.1)1st flr.and  1st flr.Bathroom tubs; unsanitary condition.
CN106015Failed to maintain interior stairway system in safe condition and sound repair. (13-196-570)Interior stair baluster; missing.

@Ebe Chinweze to be honest I'm not sure how it works in Chicago or wherever your investments are. I would search the record number and see what you can find on your judicial portal (if you have one). You could also call the county and inquire anonymously. You can always say that you are considering making an offer on the property so that you don't raise flags for them to mail you a fine. Or you can just say why you are calling. That's your choice, but when dealing with potential fines/inspections I always stay as anonymous and general as possible when calling the department responsible for imposing those fines.
