Account Closed I understand some of the C or D areas may have cash flow opportunities but tough to find much cash flow in B areas within nicer neighborhoods, schools etc., especially in the northern suburbs.

There are still areas that you can get about a high 6% to low 7% return in the Dallas County area, might be in the C class area though.I think your target is realistic...depending on the area.

Thanks guys for your input I know this deal wasn't much of a good deal once I did my numbers on the bigger pocket calculator but the owner also have another property in a C working class neighborhood waiting on info will keep you guys updated
