Buying a bundle deal. HALP!

Hey guys! I'm an agent/ investor in West Tennessee. I'm having a little bit of an issue. I stumbled across a big deal 50+ rentals. A couple in the area is trying to sell their inventory at .80$ on the dollar, and I'm really interested in purchasing. The only issue is I don't the funds on hand to purchase outright. What kind of deal would you guys suggest I work up with an investor on this? I have the infrastructure for contractors and management, but I don't know what to do. These houses range from A+ to C- properties. Any suggestions?
