I just went to his free seminar this past week and the presentation was phenomenal, but I am slightly skeptical about attending the class because I don't know if the price will match up with the content that I need to get to work.

Walk through it with a broker or your bank, closing cost what is your loan limit etc. and then you can start identifying properties that match your buying power.

Also, I found that texture in a can matches existing texture better than the powder stuff you mix yourself.

I was recently in the process of closing a deal in Waukegan, IL for a multi-unit property that I identified but due to zoning issues the deal did not go through.I've been working with my realtor since Oct and we still have not been able to find anything in Chicago that matches what I'm looking for (cash flowing property, descent area, FHA approved up to $285K).

@Samantha Klein Fair warning, I haven't bought my first property yet, but I've played with a lot of numbers.Using 60K purchase price and 15K make-ready repairs (all cash), I get about 17.3% CoC at about $967/mo cash flow (close enough to a match).Using some reasonable (not particularly conservative) values for maintenance, snow removal, lawn care, termite and radon inspection, vacancy, etc., I still get 13.6% CoC and $764/mo cash flow, so it sounds like a good deal to me.Financing it (20% down @ 4% for 30y), though, takes it to 33% CoC and $535/mo cash flow and leaves more to finance another deal.

Most of the time I actually find my tenants first from Craiglist and work with them to find a house we both really love based on them matching my criteria first and buget.
