it's 3.8 acres Commercial zone for $110K, 1/2 mile away from the other property, no land partition required, ready to buy, ready to build, it too is on a state highway but it's 1/2 mile from that goldmine intersection, it needs trees cleared and I'd have to extend the city water & sewer a couple hundred feet.

 @Chayson Descisciolo, This deal ended up falling through before I had an actual solution, but not before my real estate attorney told me that he could easily figure out a structure for that - so next time I run across this I will just go straight to the professional!

I agree, I moved to Colorado because I need trees and mountains.

i calculated at $1200$250/month expenses500/year property taxesOther notes: not too many trees on the property, short gravel road (other road is paved and city owned), and park has city water/sewer.

I am desperately seeking a solution to this problem and no internet research has provided an answer that I have found:Myself and two partners have been acquiring rental properties using 25% down conventional financing under our personal names.

I don't know of any solution.

Hi Michael - I assumed there are already similar solutions ready-to-go, but most of what I saw wasn't flexible enough, or detailed enough, and were too expensive!

But having it just sit there also seem to be a waste of resource.Maybe use it as a christmas tree farm?
