Ideas for a cash flow from remote land, please

Hi there!

I happen to get a piece of land - about 150 acres - in a very remote (from my current location) and rural location.

So I would appreciate if someone could provide some input or ideas on the ways this land could be used to generate some cash flow. Not looking to sell it as I might want to move there after retirement which is still 20+ years away. But having it just sit there also seem to be a waste of resource.

Maybe use it as a christmas tree farm?
