I am doing one just like that right now.If this is not possible, as the probate appears to already be open, and if there is sufficient profit in the deal, just close in your name, and then sell to the investor buyer, using the same title company. 

I currently have seven single-family rentals in Kansas City (three are free & clear), and I own portions of two apartment complexes totaling 210 units in Arizona.

Three years is a long time to recoup your initial investment capital when you have assumed the renovation risks.  

@Daniel Williams I don't know any good title companies NOT in the Charlotte area but I can give you a "quick tip" @Joshua Dorkin :-)A couple of weeks ago at my local REIA a similar question was posed by a newbie to the area and he left with three recommendations.

I should mention that together, my boyfriend and I own 15 houses in three states.

Three years later I was worried when the rent was not deposited by the 2nd.  

Sometimes not.In our market, I'd start advertising maybe three weeks before they are planning to leave.

I recently purchased a three flat with an FHA loan and my 60 day move in date is June 27.

I have two properties in Columbia & should be closing on three more shortly, just finished inspections on two today.
