Probate and title

I have a wholesale deal going and it's currently in probate. My question is once title is transferred through the court does it get a full title report ran just like it does in escrow? If so this could help me get more cash and be more appealing to my cash buyer cause we could then just grant deed the property if title is clear. No need for escrow and extra fees. Equals more money for me in the deal. Thoughts???
