Housing may seem high at first glance, but when measured against our incomes here is actually much more affordable than places like San Fran, Denver, Boston, NYC, Seattle.Oh.,...and you get to run into politicians in real life and you can say some really mean things to them straight to their face with no consequence.  

Granite "installers" who measure your project, cut the slabs to the right size, and install them are often separate companies from the companies that sell granite.  

I make way more than $100/hour. although that isn't a fair metric to measure my success.

I went to home depot probably 40 times a month. sometimes 2-3 times a day if I really miss-measured..lol. but it was a learning experience.

Now if you are really smart and have the time to really get your measurments down and layouts put into CAD you can save huge amounts finding a a company with a cnc machine to cut the pieces for you.

The US economic productivity and output is fantastic by almost any measure.

Sorry if I sound like a nut...desperate times call for desperate measures...just sent Ocwen a mort-mod package but I will be amazed if the endeavour is fruitful...We make $150K/combined but FRUGAL living (never had honeymoon or vacation) plus medical, stud-loans & the $3700/mo payment is still too-tight.

While we should all be striving for good quality deals, what is good quality to one, is not the same for another, so as long as you are happy and getting positive cash flow, month after month, with little to no headaches, then your strategy is no better or worse than mine, just different.I am a little concerned, however, that you are putting a little too much emphasis on measurements that are really more appropriate for commercial deals (including multifamily).
