If following BRRRR strategy (disclaimer I am just going off of reading here, no first-hand knowledge yet), $65k x 70% = $45.5k.

People have looked at me like I’m crazy when I suggest that perhaps they aren’t a great primary strategy from a wealth building standpoint.

So in a BRRR strategy where you buy all cash and refi later, that refi interest is not an expense on that property.Now if you use that refi equity to fund another property, then the Interest may be an expense on the property to which it is allocable to.

I want to leverage but house hacking, would moving from high cost state be better as a strategy?

What is the hold period and exit strategy?

With month to month leases, I don't even have to give a reason for telling the tenant to vacate.I will use your strategy for fixed term leases.   

Focus on a single investing strategy...there are a million ways to make money in this industry.
