Investing into a portfolio, would you consider this?

There are two mobile home parks in a portfolio that I have been offered to invest in. The potential of the parks is $115k+ a month and they usually take Investors with $100k-$500k. Everything I looked into checks out about the deal and on the low end with $100k i can make a little over $6k as a residual. What are your thoughts, is it something you would consider yourself?

Alex - Can you make something clear for me. Do you work for this developer, as you have indicated on other forums, or are you actually an investor? It seems to me like this question is meant to solicit investors without being forthcoming.
