I know when banks loan, having a W-2 income source is a huge factor in lending. 

@Tony Velez, Good way to follow up.. try to source the area and ask tenant in #2 to try and limit smoking times and areas if possible that's causing the problems,, people with asthma and allergies are more sensitive and could get a doctors note saying they can no longer live in unit due to second hand smoke and you'd be hard pressed to hold them to their lease if you can't solve the issue. 

Hubzu - indeed, most auction sites - will not be a good source of profitable properties unless you're buying to owner occupy.

I work in Waldorf Maryland and find it interesting that in some counties like Prince George County you can not decline a potential tenant based on there source of income.  

Zillow is definitely one source of data, but to be taken with a grain of salt. 

We've all read many posts here where someone says they are just looking to have a passive source of income so they can retire early and spend time on the things they like to do.

I'm also pointing out that FB isn't the only source for marketing - there are plenty of potential sources of leads, it just takes time, effort, and marketing budget to test.

I personally think that for appearances sake there is something nice about the bill coming from a third party source...
