He's bought over a dozen single family properties over the years (for vacation homes mostly) and he said every single time he just called the listing agent directly and got it done.I know most people generally frown upon this because the buyer agent is supposed to help get a better price, negotiate based on issues w/the house, etc.

It could be something legit like a single mom fleeing a domestic violence situation and staying in a shelter,  but I think more often its an indicator the tenant has other issues a landlord wants no part of. 

But if I had to choose one, single family portfolio would be the easy pick.Less turnover & no tenant on tenant conflicts, better appreciation, more buyers if you want to sell, easier to finance, and more cash out options. 

You MUST have specific approval criteria in writing and apply it to every single applicant, you must also accept the first applicant that meets those criteria.

Example: "Applicant is a single man working as a distributor for Budweiser.

Even if he charged 0% interest the govt is not dumb and will still charge them AFR rates. 

It is always a great idea to plan ahead; my goal as a CPA is to save my clients more money than I charge them.

Turnkey single family are anywhere around 100k, and turnkey duplexes are anywhere around 150k.
