The key to this arrangement was simple: I had use of that money to make well over 50K TAX FREE if desired...or taxable if I choose to go that route.

It's pretty simple. 

Mike,Fannie/Freddie have a simple rule (10) mortgage loans "On credit" period. 

We could sell them as fee simple lots, however, this would incur greater infrastructure costs (public road size requirements vs private road) than if we created a condo scheme -- wherein we would sell units (equivalent to a lot). 

I have a slider in a rental that I refuse to put up those heinous vertical blinds so I bought a simple white almost sheer curtain.

Simple. 

As simple as that is, it is very helpful.

This house didn’t need much, just some simple upgrades to make it look like the comps around the neighborhood.
