Does FMAC/FNMA 10 property limit include joint ventures?

I've always heard that you can only have 10 mortgages under Freddie Mac/Fannie Mae. Does this include joint ventures? For example, am I only able to have 10 mortgages if I JV with my girlfriend or could I have 20 mortgages?
